The subdivider shall, within 12 months of the conditional approval of the preliminary plat by the governing body prepare and file four copies of the final plat and other required documents with the City Clerk as hereafter set forth, and upon the subdivider’s failure to do so within the time specified, the conditional approval of the preliminary plat shall be null and void unless an extension of time is applied for and granted by the governing body. Upon receipt of the final plat and other required documents, the City Clerk shall transmit two copies of the final plat to the governing body for its recommendations and approval. Except for a final plat for a minor subdivision or an auditor’s plat as set forth herein, no final plat shall be considered by the governing body until and unless a preliminary plat for the area included in the proposed final plat has been approved and has not expired and become void as set forth above.
At its discretion the governing body may refer the final plat to the City Engineer pursuant to the procedure established in § 157.056.
