(A) “M-1” Light Industrial. Areas which, because of their access to transportation and community services, and because of the nature of their light industrial operation, with restricted manufacturing operations, research facilities, and offices of a restricted nature, will have little or no detrimental effects on neighboring land uses.
(B) “M-2” Heavy Industrial. Areas which, because of their access to transportation and community services, and isolation from other land uses, can accommodate industrial uses which might cause detrimental effects in other areas.
