8-8-2: ZONE A (AGRICULTURAL):
   A.   Purpose: The purpose of the A zone is to preserve and protect the decreasing supply of agricultural land. This zone also is established to control the infiltration of urban development into agricultural areas which will adversely affect agricultural operations.
   B.   Uses: The following uses are permitted in A zones:
      1.   Permitted Uses: One single-family dwelling which may be located on a tract no smaller than forty thousand (40,000) square feet and which is subject to all standards adopted by this code, garden buildings and accessory structures. Cultivation, harvesting, storage and sale of crops, vegetables, fruits, plants, flowers and nursery stock produced on the premises. Plant and material nursery. Animal production subject to CAFO ordinance. One accessory dwelling unit which is located on a tract no smaller than two (2) acres, subject to all standards adopted by this code for a single-family dwelling unit, and shall be subject to the following requirements, conditions, restrictions, and limitations:
         a.   The lot must already have a permitted single-family dwelling;
         b.   Accessory dwelling unit must not exceed one thousand five hundred (1,500) square feet;
         c.   Accessory dwelling shall not be occupied without a valid occupancy or use permit;
         d.   The nearest corner or wall of the accessory dwelling unit must be built within two hundred (200) feet of the primary residence;
         e.   Shall use the same ingress and egress as the primary residence and shall share an address with the primary residence but be differentiated by A and B designations;
         f.   Property line setbacks shall be in accordance with section 8-10-3 of this title; and
         g.   Accessory dwelling units must remain on the same parcel as the primary residence, and the parcel shall not be reduced to less than two acres.
      2.   Permitted With Conditional Use Permit: Radio and television transmitting stations, private airstrip, home occupations, preschool nurseries, gravel pits, on site extractive manufacturing and quarries, riding stables, kennels, and cell towers.
      3.   Permitted Through Conditional Use and Requiring An Engineered Plat: Cemeteries, fairgrounds, commercial packing plants for farm crops, veterinary or animal hospital. (Ord. 2009-03, 6-15-2009; amd. Ord. 2021-04, 9-13-2021)
