(a) The maximum gross floor area for one-family detached dwellings in the R-1-A One-Family Dwelling Districts shall include:
(1) All above-ground living areas on all floors.
(2) Basements, if one-half or more of the floor to ceiling height of the basement is above the average grade of the dwelling.
(3) Attic spaces where head room under flat ceilings is a minimum of seven, feet-six inches, and the low point under the sloped ceilings is five feet.
(4) Covered porches and balconies.
(5) Open two-story areas, two times.
(6) Garages, both attached and detached.
(b) The maximum gross floor area allowable for one-family detached dwellings in the R-1-A One-Family Dwelling Districts shall be determined as follows:
(1) Lots of one-half acre or less shall be allowed a maximum gross floor area of twenty-three percent of the total area of the lot.
(2) Lots of one-half acre to two acres shall be allowed a maximum gross floor area of twenty-two percent of the total area of the lot.
(3) Lots in excess of two acres shall be allowed a maximum gross floor area of 21.5 percent of the total area of the lot.
(c) Before making the calculation set forth in subsection (b) hereof, the actual floor area of the dwelling shall be reduced as follows:
(1) For lots of one-half acre or less in size, the floor area of the dwelling shall be reduced by 750 square feet.
(2) For lots of more than one-half acre, but less than one acre, in size, the floor area of the dwelling shall be reduced by 400 square feet.
