1246.05 LOT STANDARDS.
   (a)   The minimum lot dimension and area shall conform to the requirements of the Zoning Code for residential development.
   (b)   Building lines shall be maintained on both streets on corner lots.
   (c)   Building lines shall conform to the front yard provisions of the Zoning Code.
   (d)   All lots shall abut a publicly dedicated street for a minimum distance of thirty feet or abut a permanent easement for access. Any such permanent access easements shall comply with the following standards:
      (1)   If recorded prior to April 25, 1960, the easement width may be less than twenty-five feet wide.
      (2)   If recorded between April 25, 1960 and June 23, 2003, the easement shall be at least twenty-five feet wide.
      (3)   If platted after June 14, 2010, and providing access to one or two buildable lots of record, the easement shall be at least twenty-five feet wide and the roadway shall be constructed in accordance with the driveway construction standards as set forth in Chapter 1025 of this Code.
      (4)   If platted after June 14, 2010, and providing access to three or more buildable lots of record, the easement width shall be at least sixty-six feet and the roadway pavement and related facilities within the easement shall be constructed in accordance with the public street standards as set forth in Chapter 1248 of this Code.
      (5)   If platted after June 14, 2010, the easement shall not provide access between two publicly dedicated street rights-of-way unless part of a planned unit development.
      (6)   If platted after June 14, 2010, the easement shall be subject to covenants recorded against the title of each adjoining property that obligates the property owner to maintain the roadway pavement and related facilities within said easement, the wording of which shall be approved by the Village. Failure to maintain pavement conditions within safe tolerances shall be subject to Village property maintenance enforcement authority.

   (e)   Side lines of lots shall be approximately at right angles or radial to the street line.
   (f)   Lots abutting or including a watercourse, drainageway, channel or stream shall have additional minimum width or depth as required to provide an adequate building site and to afford the minimum usable area required by the Zoning Code for front, rear and side yards.
