§ 157.330 DISTRICT AND INTENT.
   (A)   The TR-1 District regulates existing mobile home parks developed in a manner as to make efficient, economical and aesthetically pleasing use of the land, so restricted that they will be continually maintained by the owner.
   (B)   Site and building regulations. Existing mobile homes may be replaced within the existing footprint and must meet divisions (B)(1), (4), (5) and (6) below. Any new configuration of lots must meet the following regulations:
      (1)   Homes shall have skirting between the base of the home and the ground.
      (2)   Minimum lot size shall be 4,000 square feet with a minimum frontage of 40 feet for single wide homes and 5,000 square feet with a minimum frontage of 50 feet for double wide homes.
      (3)   Minimum setbacks/yards shall be as follows:
         (a)   Front: ten feet;
         (b)   Side: 7.5 feet;
         (c)   Rear: eight feet; and
         (d)   Side corner: 15 feet.
      (4)   Accessory structures shall be located in the rear yard and shall have a minimum setback of five feet from the rear and side lot lines.
      (5)   Tie downs shall be required, and the area of the mobile home pad shall be improved to provide adequate foundation for the placement of the tie downs, thereby securing it from uplift, sliding, rotation and overturning.
      (6)   No home shall exceed 15 feet in height, and no accessory structure shall exceed ten feet in height.
