No building shall be erected within five feet of the rear boundary line of the lot upon which such structure shall be erected; provided, that in the event rear clearances have been created by an earlier covenant and/or plan of the subdivision in which such lots are situated, such rear clearance limitation shall govern; provided, further, that for good cause shown, the owner of the property upon which such structure is to be erected may apply to Council for an adjustment in such rear clearance limitation.
