There shall be a front yard of not less than ten feet, except that where a C-1 zone abuts a residential zone the front yard in the C-1 zone shall be equal to the largest abutting front yard required for the residential zone; however, in no event need such front yard exceed 20 feet. The first ten feet of the front yard shall be landscaped except for approved curb cuts, and no parking shall be permitted in this area.
