The subdivider or his representative discusses the proposed subdivision with city staff to determine the type of subdivision request, regular subdivision or simple lot split, and receives the necessary application forms and procedural requirements to follow. If the subdivision is situated in the area of city impact, city ordinance 714 1 shall first be reviewed to determine if the city subdivision will apply or whether the subdivision may be waived to Clearwater County for their enforcement. The city planning and zoning commission shall make this recommendation to the city council. No building permits shall be issued for any structure on a lot in a subdivision for which a plat has not been approved in accordance with the terms of this chapter. (Ord. 786, 3-8-2016)
