(A) Definition. For the purpose of this section the following definition shall apply unless the context clearly indicates or requires a different meaning.
THREE-INCH NATURAL STONE VENEER. A natural stone, having a nominal thickness of three inches, used in a building as a facing or veneer. Limited to the common classifications of sandstone, limestone, marble, granite, dark igneous rock, quartzite or gneiss.
(B) Single family standards.
(1) It shall be required that all new single- family structures be constructed with all exterior walls having 100% face brick and/or a natural stone veneer. The face brick and/or stone veneer shall be of uniform texture and color.
(2) Exceptions.
(a) Those walls above the first story not facing a public street, right-of-way, or facility. The first story above grade shall be defined as having an exposure of face brick and/or a natural stone veneer at least three feet in height.
(b) Those walls above the first story backing onto a detention or retention facility where there is an opposing structure, existing or intended.
(c) Those walls above the first story which are cantilevered at least 12 inches beyond the face of the wall beneath it.
(d) Those walls facing a public street, right-of-way, or facility located above a first story room which projects at least six feet, from that second story walk.
(e) Accent areas where the total area does not exceed 50 square feet per structure.
(f) The rear and side exterior basement walls of a three step ranch, located below the bedroom level will be exempt from the three foot height requirement, as indicated in division (A) above.
(C) Multi-family wall standards. It shall be required, that all new multi-family structures be constructed with the exterior walls being solid masonry and having an exterior face of entirely face brick and/or a natural stone veneer. Such face brick and/or stone veneer will have a uniform texture and color.
(D) Multi-family horizontal separation standards. It shall be required that all floor ceiling assemblies in multi-family structures be constructed with pre-cast concrete units, having a minimum two-hour fire rating. In addition all roof-ceiling assemblies in multi-family structure shall be constructed having a minimum two- hour fire rating.
(E) Multi-family vertical separation standards.
(1) It shall be required in multi-family structures that all tenant separation walls, walls separating units or units to hallways or other common spaces, be of masonry construction, tight to the underside of the roof deck and having a minimum two- hour fire rating.
(2) In addition no exposed or painted masonry shall be permitted in the dwelling units. On any masonry wall which is furred, the space created by the furring shall be fire stopped with noncombustible material at the floors, ceilings, and roofs. The fire stopping shall be the full width of the furring or stud and extend the full height and/or length of the wall, floor or roof assemblies, it is adjacent to.
