(a) Detached structures such as frame garages, utility sheds and pole barns which are larger than 200 square feet in area but less than 400 square feet in area shall meet the requirements of the current adopted Ohio Residential Code and as listed below:
(1) Such buildings shall be built upon a concrete slab containing acceptable wire mesh and shall be provided with a foundation extending at least twelve inches below grade (rat wall) around the entire perimeter of the slab, or
(2) Pole type structures shall have bearing posts that extend a minimum of 48 inches below grade with proper sized footings for tributary loads.
(b) Detached structures such as, frame garages, utility sheds and pole barns greater than 400 square feet in area shall meet the requirements of the current adopted Residential Code of Ohio and as specified below:
(1) Such buildings shall be built upon a concrete slab containing acceptable reinforcing and shall be provided with a foundation extending at least thirty-six inches below finished grade around the entire perimeter of the building with a width design based upon soil bearing capacity and structural design loads, but in no case less than six inches; or
(2) Such buildings shall be built of pole type construction with poles extending a minimum of four feet below finished grade with proper sized footing.
