(1) Zoning conformance. The lot size, width, depth and the minimum building setback lines shall conform to the existing zoning regulations.
(2) Lot depth. No lot depth shall exceed three and one-half (3 1/2) times the lot width.
(b) Storm Sewers.
(1) If the minor subdivision is in an area where a public storm water system is not available, the subdivider shall do such grading and provide such drainage structures as may be required by the City Engineer.
(2) Where a storm drainage system is reasonably accessible, as determined by the City Engineer, the subdivider shall extend and connect with such storm drainage system and shall do such grading and provide such drainage structures as may be required by the City Engineer.
(c) Water Supply and Sanitary Sewers. Where public water supply and sanitary sewer facilities are not available, the subdivider of a minor subdivision shall determine that individual water wells and sanitary sewer disposal facilities can be constructed for each lot in the subdivision as required by the Mansfield-Richland County Health Department, City of Mansfield, City of Ontario or other agency having jurisdiction in accordance with the Ohio Revised Code.
