1444.02 DEFINITIONS.
   As used in this chapter:
   (a)   "Alteration" means any material change in the external architectural features of any building, landmark or structure, or to the interior of any structure when and to the extent that its interior features are specifically included in a relevant historic designation.
   (b)   "Certificate of appropriateness" means a certificate issued by the Olmsted Falls Architectural Board of Review indicating that a proposed new construction, alteration or demolition of a building, landmark or structure is in accordance with its established guidelines and the provisions of this chapter.
   (c)   "Demolition" means the removal or destruction in whole or in part of any building, landmark or structure and/or its substantial deterioration through neglect.
   (d)   "Designated Historic Building, Landmark or Structure" means any real property that has been placed on the Ohio Historic Inventory because of its architectural and/or historical significance.
   (e)   "Historic District" means any area that: has been designated as an Historic District pursuant to the provisions of Olmsted Falls Zoning Code Chapter 1262. NOTE: Olmsted Falls Historic Districts may include a National Register District approved by the National Register of Historic Places administered by the National Park Service.
   (f)   "Historic significance" means the attributes of a building, landmark or structure, or of an Historic District that possesses integrity of design, location, setting, materials, workmanship and association, and which:
      (1)   Is associated with events that made a significant contribution to the broad patterns of history;
      (2)   Is associated with the lives of persons significant in the past;
      (3)   Is the embodiment of distinctive characteristics of a type, period or method of construction, or that represents a significant and distinguishable entity whose components may lack individual distinction;
      (4)   Yields or is likely to yield information important in history or pre-history; or
      (5)   Has physical linkages that create a sense of place and cohesiveness throughout the area.
   (g)   "New construction" means any construction which is not pre-existing, but excludes construction which is confined to the repair or replacement of damaged features with like features.
   (h)   "Plan" means a drawing and explanatory exhibit and text showing a proposed development as defined in Section 1204.03(b)(94).
   (i)   "Subdivision" shall be as defined in Section 1204.03(b)(122).
