(A) Intent. Same as for R-1 except this zone is intended to encourage more compact dense single- family development;
(B) Principal uses.
(1) Other uses substantially similar to those listed herein shall also be deemed permitted; and
(2) The principal uses permitted in the R-1 Zone.
(C) Accessory uses.
(1) Uses and structures which are customarily accessory and clearly incidental and subordinate to permitted uses; and
(2) The accessory uses permitted in the R-1 Zone accessory uses shall only be located within the backyard, at least five feet from an adjoining side or back lot boundary and at least ten feet from principal structure.
(D) Conditional uses. Same as for R-1; and
(E) Prohibited uses.
(1) Same as for R-1;
(2) (a) All uses other than those listed as principal, accessory, or conditional uses or substantially similar to principal, accessory, or conditional uses shall be prohibited.
(b) The uses below are provided for illustration purposes and for the purpose of limiting permitted uses, and are not intended to be a total listing of all the uses that are prohibited.
(3) Lot, yard, and height requirements shall be as follows.

(4) Special uses in A-1 Districts. For the purpose of this chapter, all lots five acres or greater, the definition of agricultural uses necessary to qualify for the special exemptions noted in § 17.04.110.
