§ 158.052 SITE PLAN EXCEPTIONS.
   The Director may waive the requirement that a site plan be submitted when the applicant demonstrates to the Director one of the following.
   (A)   The proposed development, issuance of a certificate of occupancy or change in the principal use of property will have no detrimental impact on adjoining property and would otherwise clearly comply with all regulations of the city without review of the plan, thereby eliminating the necessity for the establishment of or revision to a site plan.
   (B)   The proposed development will conform in every material respect to a site plan previously approved for the same property.
   (C)   Valid and complete subdivision improvement plans already have been approved by the city for the development as proposed.
