§ 158.06 PARK PLAN.
A mobile home park shall conform to the following requirements.
   (A)   The park shall be located on a well-drained site, properly graded to ensure rapid drainage and freedom from stagnant pools of water.
   (B)   A mobile home space shall consist of a minimum of 1,500 square feet, which shall be at least 30 feet wide and clearly defined. However, a mobile home park in existence on the effective date of the ordinance codified in this chapter (Ord. 177, passed 6-22-1960), which provides mobile home spaces having a width or area less than that prescribed in this division, may continue to operate with spaces of the existing width and area, but in no event shall any mobile home space be less than 25 feet wide and have an area of less than 1,000 square feet.
   (C)   Mobile homes shall be so harbored on each space that there is at least a 15 foot clearance between the homes, provided, however, that with respect to mobile-homes parked end-to-end, the end-to-end clearance may be less than 15 feet but not less than ten feet. No mobile home shall be located closer than ten feet from any building within the park or from any property line bounding the park.
   (D)   A mobile home space shall abut upon a driveway of not less than 20 feet in width, which shall have unobstructed access to a public street, alley or highway.
   (E)   A walkway, not less than two feet wide, shall be provided from the mobile home space to a service building.
   (F)   All driveways and walkways within the park shall be hard surfaced and lighted at night with electric lamps of not less than 25 watts each, spaced at intervals of not more than 100 feet.
   (G)   Each park shall provide service buildings to house toilet, bathing and other sanitation facilities and laundry facilities as prescribed in §§ 158.08 and 158.09 below.
   (H)   An electrical outlet supplying at least 100 volts shall be provided for each mobile home space.
