(A) All trailer parks shall conform to all the applicable provisions of KRS 219.310 through 219.991 and shall conform with all provisions of this chapter.
(B) All trailer parks shall be subject to the following regulations. In applying for a building permit for a trailer park the applicant shall show at least the following information:
(1) The name and address of the applicant;
(2) The name and location of trailer park;
(3) The dimensions and locations of all lot lines, roads, and easements. Each mobile home lot shall be numbered;
(4) Contour lines to indicate slope and drainage;
(5) Location of all utilities: public and private water; sewage; drainage; and electrical facilities and easements;
(6) Public areas such as visitor’s parking, recreational areas, and the like, if such areas are proposed; and
(7) Large-scale plan or one typical mobile home lot showing mobile home location, automobile parking space, and the like.
(C) All trailer parks shall conform with the following standards for development.
(1) All trailer parks shall include lots for at least six mobile homes. Mobile homes are not permitted on lots outside of approved trailer parks unless specifically permitted by other provisions of this chapter.
(2) Each mobile home shall have a lot of at least 2,500 square feet.
(3) All trailer parks shall front on a public street for at least 100 feet.
(4) No mobile home shall be located closer than 25 feet to another mobile home.
(5) A weather-bound road at least 15 feet wide shall provide direct access to each mobile home lot. The area occupied by the road shall not fulfill part of the area requirements for any lot. All roads shall be designed to enable mobile homes entering the trailer park to reverse direction without having to back more than one mobile home length.
(6) One weather-bound automobile parking area shall be provided on every mobile home lot.
(7) No accessory structure, including patios, shall be located within five feet of any trailer lot line. The floor area shall not be greater than 100 square feet and the height shall be no greater than ten feet.
(8) Only porches, stairs, and other structures may be attached to a trailer.
(9) All trailer parks shall conform with State Board of Health regulations which prescribe standards for water supply, sewage disposal, and other facilities. Each trailer park shall be adequately drained so that no mobile home lot shall be subject to the collection of storm water.
