§ 156.044 SETBACK, AREA AND HEIGHT REGULATIONS.
   (A)   Setback for buildings housing livestock. Any building or structure in the A-1 District used for the housing or shelter of livestock shall be located at least 300 from the R District boundary.
   (B)   Lot area. The minimum lot area shall be 10 acres.
   (C)   Conformance with master street plan. All proposed construction and improvements shall not obstruct the future street pattern as indicated on the master street plan.
   (D)   Minimum setbacks.
      (1)   Separation between structures. Structures that are not a part of the main structure shall have a separation of 5 feet from all inhabitable structures.
      (2)   Front yard.
         (a)   The front yard setback shall be 40 feet or in direct conformity with the majority of similar buildings on the same street in the same block.
         (b)   Where lots have a double frontage, the required front yard shall be provided on both streets.
         (c)   Where a lot or tract is located at the intersection of 2 or more streets or roads, there shall be a front yard of 40 feet provided on both streets or roads.
      (3)   Side yards.
         (a)   The minimum side yard setback is 7 feet.
         (b)   The minimum side yard setback for all comer lots adjoining a side street shall be 40 feet.
      (4)   Rear yard. The minimum rear yard setback is 25 feet.
   (E)   Height. Maximum height is 50 feet above grade.
