(A) For an SF-2 Single-Family Residential District, there shall be a front yard between the building line and the street right-of-way line of 25 feet.
(B) The Building Commissioner may waive this requirement where the principal buildings on adjoining properties have a front yard setback less than the minimum requirement.
(C) In such situations, the Building Commissioner may authorize a front yard setback which is the average dimension of the front yards’ setback dimension of the two adjoining properties.
