10-9-2: SETBACKS:
In all districts, each building, structure, or part thereof, excluding fences, hereafter erected or moved, shall be set back or located as specified in the following rules:
   A.   Front yards shall be set back as follows:
      1.   From each road or street which is included in the primary system of roads of the state (including all state bond issue routes and all primary federal aid and state aid routes which are designated as a numbered state highway), not less than eighty feet (80') from the established centerline, or fifty feet (50') from the right of way line, whichever shall be the greater.
      2.   From each road or street which is included in the secondary highway system of the state (including all state aid and federal aid secondary routes not included in the primary system), not less than seventy feet (70') from the established centerline.
      3.   From all other public roads or streets, not less than sixty feet (60') from the established centerline. (1977 Code § ZR-8-2)
      4.   Where property is served by a private driveway, alley or easement, the setback shall not be less than thirty feet (30'). (Ord. 913, 3-31-2003)
   B.   From each side line that does not border a road or street, the setback shall be not less than ten percent (10%) of the average width of the lot or plot, or ten feet (10'), whichever is greater; provided, however that incidental buildings, detached from the main building, shall have a minimum setback of ten feet (10') from the side and rear lot lines.
   C.   From the rear line, the setback shall not be less than forty feet (40') or twenty percent (20%) of the depth of the lot, whichever amount is larger.
   D.   Notwithstanding the setbacks otherwise specified in this chapter, a new or relocated residence need not be set back of the main front wall of the nearest existing residence on the same side of the road or street in the same block more than one foot (1') for each four feet (4') of distance between such existing residence and such new or relocated residence. Where an existing residence does not conform to setback regulations, any addition thereto shall be set back not less than three feet (3') from the main front wall of such residence, unless such addition complies with the setback regulations with a lesser setback.
