9-5-3: PLATS AND DATA FOR FINAL APPROVAL:
The following are required for final plat approval:
   A.   The final plat shall be drawn on tracing cloth or mylar measuring not less than eight and one-half inches by fourteen inches (81/2" x 14") nor more than thirty inches by thirty six inches (30" x 36") with a scale of one inch equals one hundred feet (1" = 100') and shall show the following:
      1.   Monuments, primary control points, or descriptions and "ties" to such control points, to which all dimensions, angles, bearings and similar data on the plat shall be referred. A minimum of two (2) monuments shall be referenced to the Illinois state plane coordinate system on the plat.
      2.   Tract boundary lines, right of way lines of streets, easements and other rights of way, and property lines of residential lots and other sites, with accurate dimensions, bearings or deflection angles, and radii, arcs and central angles of all curves.
      3.   Name and right of way width of each street or other right of way.
      4.   Location, dimensions and purpose of any easement.
      5.   Number to identify each lot or site and block.
      6.   Purpose for which sites, other than residential lots, are dedicated or reserved.
      7.   Building setback lines on all lots and other sites.
      8.   Location and description of monuments.
      9.   Statement by owner dedicating streets, rights of way and any sites for public use.
      10.   Name of subdivision.
      11.   Complete metes and bounds legal description of the parcel to be subdivided.
      12.   Location by section, township and range.
      13.   Title, scale, north arrow and date.
      14.   The following statement regarding septic systems: "In approving this plat of subdivision, the municipality has not undertaken or reviewed any tests or data relative to the suitability of individual lots for septic systems. Prior to the issuance of a building permit, the municipality will require evidence that soil conditions for the lots in question permit the use of septic systems".
      15.   Certificates and other such affidavits, endorsements or dedications as may be required in the enforcement of these regulations. Certificates include, but are not limited to: County Clerk certificate, municipal certificate, owner's certificate, surveyor's certificate, drainage certificate, school district certificate, highway department certificate, Lake County health department certificate, Village Health Officer certificate, and Village Engineer certificate.
   B.   Plans, profiles, and cross sections of streets showing grades, approved by the Village Engineer. The profiles shall be drawn to Village standard scales and elevations and shall be based on the NAVD88 datum plane.
C. Engineering plans and details of required public improvements including, but not limited to, sanitary and storm sewer facilities approved by the Village Engineer and Village Health Officer. The topography data on the engineering plans shall include the surface water drainage certification as required by the plat act of the Illinois Compiled Statutes 1 .
   D.   Covenants, conditions and restrictions or other forms of protective covenants in form for recording, if applicable.
   E.   Letter to the Lake County Recorder from the surveyor who prepared the final plat designating the Village Clerk or the Village Attorney as the person authorized to record the plat.
   F.   Soil borings and percolation tests for each proposed lot determined by the Village Health Officer to be satisfactory pursuant to requirements of this code. The tentative location on the lot of the septic field and any building may be subject to change; provided, that soil borings and percolation test results are determined by the Health Officer to be satisfactory at the alternative location on the lot.
   G.   Provisions to implement ordinances of any fire protection district, if applicable.
   H.   An electronic copy of the final approved subdivision plat shall be submitted in AutoCAD format as approved by Village Engineer and referenced to the Illinois state plane coordinate system and NGVD88 datum. (Ord. 1200, 2-23-2011)
