1113.23  DWELLING UNIT AREA REQUIREMENTS.
   In order to provide healthful living conditions and to preserve the character of the neighborhood, dwellings shall be erected altered, moved, maintained or used only in accordance with the following dwelling area regulations:
   (a)   The area of a dwelling unit shall be the sum of the gross floor areas above the basement level and not more than three (3) feet below finished grade including those rooms and closets having a minimum ceiling height of seven feet-six inches and having the natural light and ventilation as required by all applicable Codes;  rooms above the first floor may be included which are directly connected by a permanent stairs and hall and spaces under pitched roofs having a minimum knee wall height of four (4) feet if one-half of the room area has a minimum ceiling height of seven feet-six inches.
The area for frame buildings shall be measured from the exterior face of the enclosing walls at the respective floor line. For brick veneer buildings no more than four (4) inches of exterior wall thickness may be included in the area calculation.  For two-family and multifamily dwellings, where applicable measurements shall be made to the centerline of party walls. The following areas shall be excluded: garages and porches for all dwellings, utility and general storage rooms in basementless dwellings, and public halls, utility and storage rooms in multifamily dwellings.
   (b)   The minimum area of a dwelling unit shall be not less than indicated in the following schedule:
      (1)   District R1-75:  Dwelling Type- 1-Family; Minimum Area Per Dwelling Unit (sq. ft.), One Story Building - 1100; More than One Story Building - 1400.
      (2)   District R2F: Dwelling Type - 2-Family; Minimum Area Per Dwelling Unit (sq. ft.), One Story Building - 850; More than One Story Building - 1200.
      (3)   District RMF and RHR: Dwelling Type - Townhouse, Multifamily, Minimum Area Per Dwelling Unit (sq. ft.), One Story Building - 1 Bedroom Unit,  2 Bedroom Unit; More than One Story Building - 600, 750.
   (c)   Utility and General Storage Area. In addition to the above minimum area requirements for a dwelling unit, at least 200 square feet of utility and general storage space shall be provided in a room or rooms having a minimum seven (7) foot ceiling height for each one-family dwelling. Such space shall be located on the ground floor or in a basement.
   At least 60 square feet of utility and general storage space shall be provided for each two-family, townhouse, and multifamily dwelling unit in addition to the required minimum dwelling area.  (Ord. 474.  Passed 8-27-73.)
