(a) A parcel of land may be divided into two or more lots, provided all lots resulting from such division shall conform to all lot area width regulations of the district in which it is located. A lot of record, whether vacant or occupied by a building, which has an area or width equal to, or less than required by these regulations and which was owned separately from adjoining lots on the effective date of this Zoning Ordinance, or an amendment thereto which shall make the lot nonconforming, shall not be further reduced in any manner except by conveyance to an adjacent owner or owner.
(b) The required lot area which is provided for a dwelling or other use shall not be considered as providing any part of the required lot area for another dwelling or use.
