Sexually-oriented businesses shall be permitted only within the B-2 General Business District and only then if the Planning Commission determines each of the following conditions has been met:
(a) That the parcel of land upon which the sexually-oriented business is located is at a minimum of 1,000 feet from the nearest parcel of land containing a pre-school, school, public park, public playground, church or residence;
(b) The parcel of land upon which the sexually-oriented business is located is a minimum of 500 feet from any other parcel of land containing a sexually-oriented business;
(c) Conditional zoning permits and site plan approval shall also apply to an application for a conditional zoning permit under this section.
