Within thirty days after the above public hearing, the Commission shall approve, conditionally approve, or disapprove the preliminary plat. One copy of the proposed preliminary plat shall be returned to the owner with the date of approval, conditional approval or disapproval and the reasons therefore accompanying the plat. Before the Commission approves the preliminary plat showing park reservation or land for other local government use proposed to be dedicated to the local government, the Commission shall obtain approval of the appropriate Commission or governing body. Approval of the preliminary plat plan shall be conditional upon compliance with all the applicable statutes, ordinances or resolutions and regulations of the City.
