1107.01 PRELIMINARY PLAT PLAN.
   (a)   Based upon the approval by the Planning Commission of the site plan, the applicant should file with the Clerk ten copies of the preliminary plat described herein. Such preliminary plats shall be accompanied by four copies of the construction plans as described herein. Such preliminary plat plan shall comply in all respects with the site plan as approved.
   (b)   Preliminary Plat Plan Form and Content. A preliminary plat plan shall be prepared by a licensed land surveyor at a convenient scale not more than one inch equals 100 feet on one or more sheets 24 by 36 inches in size. It should be noted that the map prepared for the preliminary plat may also be used for the final subdivision plat and, therefore, should be drawn on tracing cloth or eraseable mylar (preparation in pencil will make required changes and additions easier). The preliminary plat plan shall show the following items:
      (1)   A location map.
      (2)   The location and dimensions of all boundary lines of the property to be expressed in feet and decimals of a foot.
      (3)   The location of existing streets, easements, water bodies, streams, and other pertinent features such as swamps, buildings, parks, cemeteries and drainage ditches.
      (4)   The location and right-of-way width of all existing and proposed streets and other public ways; and building set back lines.
      (5)   The locations, dimensions and areas of all proposed or existing lots.
      (6)   The location and dimensions of all property proposed to be set aside for parks or playgrounds use, or other public or private reservation, with designation of the purpose thereof and conditions, if any, of the dedication of reservation.
      (7)   Sufficient data acceptable to the City Engineer to determine readily the location, bearing, and length of all lines, and to produce such lines upon the ground; the location of all proposed monuments.
      (8)   Names of the subdivision and all new streets as approved by the Planning Commission.
      (9)   Indication of the use of any lot (single family, two family, multi-family or townhouse, etc.) and all other uses other than residential proposed by the subdivider.
      (10)   Blocks shall be consecutively numbered or lettered in alphabetical order. The blocks in numbered additions to the subdivisions bearing the same name shall be numbered or lettered consecutively through the several additions.
      (11)   Site grading plan showing proposed final topography at the same scale and contour interval as the preliminary plat.
      (12)   All information required on the site plan should also be shown on the preliminary plat along with explanations of drainage, easements, if any; explanation of site easements, if any; explanation of reservations, if any; and forms for the endorsement of the owner and the Planning Commission.
   (c)   In the event that the proposed subdivision is located in a commercial or industrially zoned area, a statement indicating the number of buildings and the type of operations proposed in each building and on the premises shall be included.
   (d)   If the subdivision is to be a condominium, copies of the proposed condominium agreement shall be provided.
