(a) For purposes of these Subdivision Regulations, the following words, phrases, terms and their derivations shall have the meaning given herein and if not defined herein shall have the definition as set forth in the zoning ordinance of the City.
(b) Unless the context clearly indicates to the contrary, words used in the present tense include the future; words used in the plural number include the singular and words used in the singular number include the plural; the word "herein" means in these Subdivision Regulations; the words "shall" or "must" are mandatory and not directory; the word "building" includes the word "structure", and the words "building" and "structure" shall include any part thereof; the words "used" or "occupied" shall be construed to include the words "intended, arranged, or designed to be used or occupied".
(c) A "person" shall include a corporation, a partnership and an unincorporated association such as a club; the word "development" shall be construed so as to include development by co-operative or collective or other similar means of development through common ownership or through the use of leasehold estates; and the words "immediately adjacent" shall mean all land abutting the subject property and extending 200 feet therefrom or, when such property defined includes right-of-way, it shall mean all land abutting the right-of-way and extending 200 feet therefrom.
