§ 155.26 SITE PLAN INFORMATION.
   (A)   General standards for all site plan sheets.
      (1)   A deed or abstract showing ownership and title of the subject property;
      (2)   The scale of site plan sheets shall be one inch equals 50 feet or larger. A scale of one inch equals 100 feet may be acceptable for a large development. The site plans sheet shall be an overall size not greater than 24 inches by 36 inches;
      (3)   Date, revision dates, north arrow and name of proposed development;
      (4)   Property boundaries of the proposed development shall be indicated by a heavy line, marked “Property Boundary”; and
      (5)   City Public Works and Planning and Zoning Departments signature block.
   (B)   Cover sheet. The following shall be provided on a cover sheet:
      (1)   Name, address and phone number of all owners of record, developer, professional licensed engineer and other appropriate individuals who desire review comments forwarded to them;
      (2)   Zoning district, subdivision name, lot number, dimensions of lot or parcel, parcel size in square feet and acres, zoning of adjacent parcels and legal description; and
      (3)   A one inch equals 1,000 feet scale “vicinity map” illustrating the generalized street patterns, land use and zoning within 1,000 feet of site plan boundary.
   (C)   Existing conditions. Plan showing property boundary, all existing features and existing topography with contour lines at maximum intervals of two feet extending 100 feet beyond the property boundary.
   (D)   Site layout plan.
      (1)   Locations and use of all buildings dimensioned to at least two sides to the nearest property lines; total number, type and density per dwelling unit, total bedrooms per dwelling type; locations and dimensions of all site improvements such as parking areas, and the use of all adjoining and surrounding properties within 200 feet of perimeter of said development (excluding street right-of-way);
      (2)   Location and identification of all easements (existing and proposed) including easements for utilities, drainage ways and storm water drainage facilities;
      (3)   Location, names and widths of all existing and proposed roads, alleys, streets and highways adjoining the area being developed and those public ways proposed to service the development, including all pertinent dimensions and sizes;
      (4)   Dimensions and location of proposed entrances and exits onto public roads, interior drives, traffic circulation system and signage including location, height and dimensions;
      (5)   Dimensions and number of off-street parking spaces including the number, size and location of those designated for the handicapped; and
      (6)   Overall dimensions of all buildings including height and gross floor area of each building, distance from adjacent property lines and percentage of square footage of building and hard-surfaced areas lot coverage.
   (E)   Grading plan. Grading plan showing contour lines at maximum intervals of two feet, slopes and spot elevations and inverts of proposed site improvements where applicable. The grading plan shall be prepared by a professional engineer licensed in the state.
   (F)   Drainage and erosion control plan. Drainage and erosion control plan showing disturbed areas, temporary and permanent erosion control measures, proposed drainage patterns, boundaries of the (FP) floodplain overlay zone (where applicable), and storm water detention facilities. In addition to the drainage erosion control plan, a drainage report shall be prepared with all pertinent storm water runoff, conveyance, and detention calculations. The Drainage and Erosion Control Plan and Drainage Report shall be prepared by a professional engineer licensed in the state.
   (G)   Utility plan and profile. Utility plan and profile showing existing and proposed utilities including location, type and size of water supply lines (including pressure calculations if required), sanitary sewer lines and storm sewer lines and structures.
   (H)   Landscape plan. Landscape plan showing existing and proposed landscaping, including name and size of plant material and sight distance triangles at all applicable locations. The plan should show all utilities and the location of storm water detention pond.
   (I)   Detail sheets. Detail sheets showing construction details and specifications of all the proposed improvements, including ,but not limited to, signs, striping, lighting, fences, sidewalks, landscaping and open spaces in yards, natural drainageways, wooded areas and other natural features.
   (J)   Additional information. Additional information to be placed on the site plan beyond the requirements listed above may be requested based upon review of the plans by city staff.
