(A) (1) No accessory sign shall be erected, constructed, placed or replaced unless it is permitted in the zoning district as outlined herein.
(2) Where a zoning district specifically permits an accessory sign, the following accessory signs shall be permitted for the primary use of each building not to exceed the limits as defined in this chapter, as follows:
(a) One commercial sign or one identification sign;
(b) Any number of window signs;
(c) Accessory directional and informational signs;
(d) A combination of the following signs, provided the total display surface area of those signs listed below shall not exceed that permitted in § 155.32 of this chapter:
1. Canopy sign;
2. Marquee sign;
3. Parapet wall sign;
4. Wall sign;
5. Projecting sign;
6. Combination sign;
7. Roof sign; and
8. Fascia sign.
(B) (1) The display surface area shall not exceed 200 square feet. If the lineal foot frontage of the property exceeds 50 feet, one additional square foot of display surface area shall be permitted for each additional two feet of lineal foot frontage over 50 feet.
(2) An identification sign, as permitted herein, shall be permitted to be erected flat against the wall of a building provided that the maximum height shall not exceed the maximum height of the wall.
(3) Accessory signs shall have no minimum height requirement, except there shall be a minimum bottom of sign clearance above any traffic way or parking lot of 14 feet. The signs shall not be erected which constitutes an obstruction to view of operators of motor vehicles on public streets or entering the streets from private property.
(4) Banners, flags and lights may be attached to the support structure, below the permitted display area on a temporary basis of one week per month. Business owners shall notify the City Clerk of the placement of the banners, flags or lights.
(5) The maximum height of the highest point of any accessory sign shall be 35 feet measured from the grade level of the ground surface in which the sign structure is placed.
(6) The maximum height of the highest point of any accessory sign could be extended as a use permitted on review, taken into consideration the surrounding area and topography.
(7) No accessory sign shall be erected, constructed, placed or replaced closer than 50 feet to the nearest property line of residentially developed or residentially zoned property.
(C) (1) Accessory direction and informational signs are permitted in all zoning districts.
(2) In addition to all other signs which may be permitted on a building or lot, any number of accessory directional and informational signs shall be permitted. No sign shall be greater than two square feet in area, maximum of three feet in height and no flashing or intermittent lighting of the signs shall be permitted.
(D) Any lawfully existing accessory sign may be modified or changed to another form or design to reflect the design or name of any owner, tenant or franchisee; provided, the sign, as modified or changed, does not encroach further into the public right-of-way than the previous sign.
