For the purpose of this chapter, “Tenant” shall mean:
(a) If there is a written lease or rental agreement, the person or persons, sole proprietorship, partnership, corporation, and/or limited liability company, who sign the written lease or rental agreement with the owner.
(b) If there is an oral lease or rental agreement, the person or persons, sole proprietorship, partnership, corporation, and/or limited liability company, with whom the owner enters into the oral lease or rental agreement.
(c) Persons over 18 years of age or the sole proprietorship, partner ship, corporation, and/or limited liability company, who are known to be occupying the premises owned by another person or entity.
