1. Principal Permitted Uses and Description
 
(a) Any use permitted in an R-2 Zone.
(1) The C-2 planned shopping zone shall be laid out, developed and used according to a plan prepared in compliance with the provisions of Chapter 1151, in order to provide for modern retail shopping facilities in appropriate locations to serve residential neighborhoods.
(1) Any assembling, manufacturing or fabricating operation is permitted in this zone.
 
(b) Limited retail activities, provided they are designed to serve residential uses in the planned residential group and the immediate surrounding area.
(2) The use of each building or premises shall be in accordance with the plan referred to above which use shall be limited to services, parking, retail sale of merchandise, offices and similar activities ordinarily accepted as shopping center uses. No building shall be designed, constructed, structurally altered or used for residential purposes, except to provide within the buildings allowed facilities for a custodian, caretaker or watchman employed on the premises.
(2) The owner or owners of land consisting of three acres or more may submit to the Planning Commission a plan for the development and use of such a tract for the purposes of and meeting the requirements set forth below and in Chapter 1151. Such plan shall comply with all requirements of such chapter and shall be accompanied by evidence concerning the feasibility of the project and the effect of the proposed development on surrounding property and other physical conditions.
 
(c) The owner or owners of a tract of land consisting of 2 acres or more may submit to the Planning Commission a plan for development and use of such tract meeting the requirements set forth below:
(3) The owner or owners of a tract of land comprised of 2 acres of more may submit to the Planning Commission a plan for the development and use of such tract for the purpose of, and meeting the requirements set forth in this section. Such plan shall comply with all requirements of this section and shall be accompanied by evidence, concerning the feasibility of the project and the effect of the proposed development on surrounding property and other physical conditions. Such plan shall comply with the requirements set forth below:
(a) A site plan defining the areas wherein buildings may be constructed, the areas which will be developed for parking and the proportionate amount thereof, the location of roads, driveways and walks and the points of ingress and egress, including access streets where required, the location, size, character and number of signs, the location and height of walls, the spaces for loading, the location and character of exterior lighting and the character and extent of landscaping, planting and other treatment for protection of adjoining property.
 
(1) All the standards of the residential zone in which the tract is located must be complied with.
(a) All of the standards set forth in the C-1 zone must be complied with.
(b) A drainage plan approved by the county engineer.
 
(2) More than one building is permitted on tracts or lots held by one owner or in common ownership.

(c) A copy of any deed restrictions intended to be recorded.
 
(3) A site plan indicating the planned location of buildings and their use, off-street parking area, driveways, easements, walks, the location and height of walls and the extent of landscaping or other treatment for the protection of adjacent properties.
(d) A professional traffic analysis indicating the effect of the proposed industrial park on adjacent streets and also indicating the direction and amount of traffic flow to and from the industrial area.
 
 
 
An estimate of the percentage of truck traffic to total flow should also be provided.
 
(4) Copy of any deed restrictions intended to be recorded.
(c) A drainage plan approved by the County Engineer.
(3) All requirements of the M-1 zone must be complied with. Planned industrial parks are permitted only in A-1 and M-1 zones.
 
(d) Review and approval of planned residential developments shall conform with the requirements of Chapter 1151.
(d) A copy of any deed restrictions intended to be recorded.
(4) Review and approval of a planned park shall conform with the requirements of Chapter 1151.
 
(e) A professional report on the needs and extent of the market to be served, and general economic justification.
 
(f) A professional traffic analysis indicating the effect of the proposed shopping center on adjacent streets and also indicating the direction and amount of flow to and from the shopping center.
 
(4) All requirements of the C-1 zone must also be complied with.
