In any residential zone, nonresidential uses such as hospitals, clubs, etc., and apartment buildings with over fifty units, may conduct customary and appropriate retail activities such as gift shops, soda fountains, delicatessens, etc. provided such uses are conducted within the principal structure, no external evidence of retail activity is discernible from the outside of the structure and that access to the retail activity may be had only from within the principal structure.
