The Board of Zoning Appeals shall have those powers and perform those duties as Council may provide by ordinance or resolution, including, specifically, the following powers and duties:
(a) Any duties pertaining to the Board of Zoning Appeals as may be identified in the City's Planning and Zoning Code; and,
(b) To hear appeals from decisions of the City Engineer regarding flood damage prevention pursuant to Chapter 1339 of the Building Code; and,
(c) To hear and decide appeals from any order, requirement, decision, or determination made by the Zoning Administrator under the City's Planning and Zoning Code, except any order, requirement or decision concerning a nuisance; and,
(d) To hear all applications for variations from the terms of the City's Planning and Zoning Code, and make determination of final action, except those variations specifically permitted to be made by the Zoning Administrator or Planning Commission pursuant to their authority; and,
(e) To determine all questions concerning the exact location of district boundary lines; and,
(f) To permit and authorize exceptions to the dimensional regulations in the various districts, provided that the exception shall remain in harmony with the general purpose and intent of the City's Planning and Zoning Code.
