Except as otherwise provided in this Zoning Ordinance, an accessory use or structure shall be permitted in association with a principal use or structure provided that:
(a) It shall be thirty-five (35) percent or less of the gross floor area of the principal use or structure, except where additional space is needed to comply with off- street parking requirements.
(b) It shall not contain or be used as a dwelling unit.
(c) It shall not exceed eighteen (18) feet in height.
(d) It shall meet all yard requirements of the principal use.
