1168.01 PERMITTED AND CONDITIONAL USES.
   (a)   Permitted Uses in the Office-Institutional District are:
      (1)   Administrative and business offices not carrying on retail trade with the public and having no stock of goods maintained for sale to customers, including:
         A.   Financial institution offices having no drive-in facilities.
         B.   Brokers and dealers in securities, investments and commodities and associated services.
         C.   Insurance agents and brokers, and associated services.
         D.   Real estate sales and associated services.
         E.   Communications services including newspaper publishing offices but not printing, cable TV offices and related communications administrative offices.
      (2)   Professional offices engaged in providing services to the general public, including:
         A.   Medical and medical-related activities, but not including veterinary offices or animal hospitals.
         B.   Other health care and allied medical facilities and services.
         C.   Legal, engineering and architectural services.
         D.   Accounting, auditing and other bookkeeping services.
         E.   Other professional services not specifically listed as permitted uses in other districts. (Ord. 2005-34. Passed 12-12-05.)
         F.   Custom Tailor shops and other shops specializing in the modification, alteration or enhancement of clothing including fabric art, but excluding screen printing.

      (3)   Institutions providing social, cultural, educational and health services to member agencies, organizations and individuals, or to the general public, including:
         A.   Professional schools.
         B.   Library, museums and art galleries.
         C.   Religious organization offices.
      (4)   Organizations and associations intended for the promotion of membership interests to include:
         A.   Business and professional associations and organizations.
         B.   Labor unions and similar labor organizations.
         C.   Civic, social and fraternal associations.
         D.   Political, charitable and other nonprofit membership associations.
         E.   Public service facilities, public uses.
         F.   Quasipublic uses.
 
   (b)   Conditional Uses in the Office-Institutional District are:
      (1)   Funeral homes and related facilities.
      (2)   Veterinary offices, animal hospitals, clinics but not kennels.
      (3)   Restaurants and eating places but not including drive-in or fast-food operations, if housed within the office structure and caters primarily to employees and clients of the office.
      (4)   Single family, two-family and multiple family dwellings (See Section 1168.03).
      (5)   Senior citizen housing.
      (6)   Physically handicapped housing.
      (7)   Child Day Care Center, Type A and B Family Day Care Home.
      (8)   Boarding home, rooming house, dormitory.
      (9)   Tourist home, bed/breakfast home.
