§ 155.30 LI - LIGHT INDUSTRIAL DISTRICT.
   (A)   Purpose. This district is designed for light manufacturing, assembly, fabrication and heavy commercial activities. The Light Industrial District should be used as a buffer zone between heavy industrial and commercial development.
   (B)   Use regulations. The following uses are permitted in this district:
      (1)   Any use permitted in the “C,” “GR,” “NS” and “MF” districts, excluding hotels, motels, apartments, residences, elementary or secondary schools and hospitals;
      (2)   Advertising display manufacturers;
      (3)   Apparel and other products assembled from finished textiles;
      (4)   Automobile or other vehicles - engine rebuilding;
      (5)   Batching or mixing plant - Portland cement, concrete, mortar or plaster (commercial);
      (6)   Bookbinding other than by hand;
      (7)   Bottling works for all beverages;
      (8)   Carpet manufacturing and cleaning;
      (9)   Ceramic and pottery manufacture;
      (10)   Coal, coke or wood yard;
      (11)   Cosmetics manufacture;
      (12)   Drug and pharmaceutical manufacture;
      (13)   Electrical appliance, equipment assembly, supplies or similar products, including electrical machinery;
      (14)   Electronic products manufacture;
      (15)   Food products processing;
      (16)   Fur goods manufacture excluding tanning and dyeing;
      (17)   Furniture and upholstery manufacture;
      (18)   Heavy equipment, storage, repair and sales, earth moving;
      (19)   Household appliance products, assembly and manufacture from prefabricated parts;
      (20)   Ice, dry or natural;
      (21)   Junk, iron or rag storage or bailing;
      (22)   Jute, hemp, sisal or oakum products;
      (23)   Laundry plant;
      (24)   Machines, business; including typewriter, accounting machines, calculators, card-counting equipment or similar products;
      (25)   Machinery, miscellaneous; including repairs;
      (26)   Machine tools; including metal lathes, metal presses, metal stamping machines, woodworking machines or similar products;
      (27)   Mattresses; including rebuilding or renovating;
      (28)   Musical instruments; including pianos or organs;
      (29)   Orthopedic or medical appliances; including artificial limbs, braces, supports, stretchers or similar products;
      (30)   Paper products; including envelopes, stationery, bags, boxes, shipping containers, bulk goods, tubes, wallpaper, printing or similar products;
      (31)   Pharmaceutical products;
      (32)   Plastic products manufacture, but not including the processing of raw materials;
      (33)   School, commercial or trade; when involving danger of fire or explosion or offensive noise, vibration, dust, odor, glare, heat or other objectionable influences;
      (34)   Sporting and athletic equipment manufacture;
      (35)   Testing and research laboratories;
      (36)   Textiles; spinning, weaving, manufacturing, dyeing, bleaching, printing, knit goods, yard, thread or cordage;
      (37)   Tools or hardware; including bolts, nuts, screws, doorknobs, drills, hand tools or cutlery, hinges, house hardware, locks, non-ferrous metal castings, plumbing appliances or similar products;
      (38)   Toys and novelty products;
      (39)   Vehicles, children’s; including bicycles, scooters, wagons, baby carriages or similar vehicles;
      (40)   Venetian blinds, window shades or awnings.
      (41)   Wrecking yards and junk yards.
   (C)   Development regulations.
      (1)   Lot requirements: None.
      (2)   Yard requirements:
         (a)   Front yard:
            1.   Where none of the frontage on either side of the street between the two intersecting streets is located in a residential district, no front yard is required;
            2.   Where the frontage on one side of the street between two intersecting streets is located partly in the “LI” District and partly in a residential district, the front yard will conform to the residential district regulations for a distance of not less than 300 feet from the district boundary;
            3.   Where a front yard is required along the frontage on one side of a street, the front yard requirements of the property directly opposite on the other side of the street will be at least 25 feet;
         (b)   Side yard: No side yard is required except that a side yard of at least 25 feet in width will be provided on the side of the lot adjoining or across a side street from a residential district;
         (c)   Rear yard:
            1.   None required where an alley exists on the rear of the lot, tract or plot; otherwise, a minimum rear yard of ten feet shall be provided;
            2.   When adjoining a residential district, a rear yard of at least 50 feet in depth will be provided upon that portion of a lot adjoining a residential district. This requirement does not apply where the property in the residential district also backs up to a rear street;
            3.   Where rail lines exist at the rear of lots or tracts occupied by industrial or commercial buildings, the buildings may be located for direct service by rail transportation.
      (3)   Lot requirements:
         Maximum building height: 75 feet.
   (D)   Parking regulations. The parking regulations for the “C” Commercial District shall apply, plus the following requirements:
      (1)   Manufacturing, processing, repairing and storage facilities: One space for each two employees or one space for each 1,000 square feet of floor area, whichever is greater.
      (2)   No parking, storage or similar use is permitted in the required front, side or side exterior yards within 25 feet of the street line.
      (3)   No parking, storage or similar use is permitted within 25 feet of the rear property line.
