§ 155.29 C - COMMERCIAL DISTRICT.
   (A)   Purpose. This district is designed for intensive retail or commercial uses which serve a city- wide or regional area. The Commercial District should serve as a buffer zone between industrial development and general retail or multi-family areas.
   (B)   Use regulations. The following uses are permitted in this district:
      (1)   Any use permitted in the “GR” General Retail District;
      (2)   Amusement facility - indoor and outdoor;
      (3)   Animal hospital or clinic (outside kennels);
      (4)   Automobile, new or used sales (outside);
      (5)   Automobile painting, repair, seat cover, muffler installation;
      (6)   Automobile used auto parts (inside);
      (7)   Auditorium, arena, coliseum;
      (8)   Bakery, wholesale;
      (9)   Boat sales, rental, storage, repair;
      (10)   Bus station or terminal;
      (11)   Cabinet, carpentry or upholstery shop;
      (12)   Cleaning and dyeing plant (commercial);
      (13)   Cleaning plant, bags or carpets (special equipment);
      (14)   Cold storage plant;
      (15)   Contractor’s shop and storage yard;
      (16)   Engine and motor repair;
      (17)   Exterminator;
      (18)   Farm equipment sales, service, repair;
      (19)   Feed store;
      (20)   Food locker plant (for consumer use);
      (21)   Freight depot or terminal (railroad or truck);
      (22)   Hauling or storage yard;
      (23)   Heavy machinery - sales and storage;
      (24)   Job printing or newspaper printing;
      (25)   Laboratory - scientific research and testing;
      (26)   Milk depot, dairy or ice cream plant;
      (27)   Paint shop;
      (28)   Pawn shop;
      (29)   Petroleum products - storage, wholesale;
      (30)   Plumbing shop;
      (31)   Railroad or motor freight terminal;
      (32)   Secondhand store, used furniture or rummage sale/shop;
      (33)   Storage and sale of furniture or appliances outside of building;
      (34)   Terminal, storage and baggage;
      (35)   Theater (drive-in);
      (36)   Trade or commercial school;
      (37)   Trailer, mobile home, camper - rental or sales;
      (38)   Warehouse - storage or sales;
      (39)   Wholesale establishment - office, sales, storage;
      (40)   Other uses as designated in § 155.45.
   (C)   Development regulations. 
      (1)   Lot requirements: (Minimum figures)
         (a)   Lot area: 3,000 square feet;
         (b)   Lot width: 25 feet at the front street building line.
      (2)   Yard requirements:
         (a)   Front yard: 25 feet;
         (b)   Side yard:
            1.   Interior lot: No requirement except when adjoining a residential district, then 15 feet;
            2.   Exterior lot: 10 feet.
         (c)   Rear yard: None required where an alley exists on the rear of the lot, tract or plot; otherwise a minimum rear yard of ten feet shall be provided. When adjoining a residential district, a minimum rear yard of 15 feet shall be provided. Where rail lines exist at the rear of lots or tracts occupied by industrial or commercial buildings, the buildings may be located for direct service by rail transportation.
      (3)   Height requirements:
         Maximum building height: 75 feet.
   (D)   Parking regulations. The parking regulations for the “GR” General Retail District shall apply, plus the following requirements:
      (1)   Commercial outdoor amusement: 20 spaces, plus one space for each 100 square feet of floor area over 1,000 square feet.
      (2)   Golf course: 40 spaces for each nine holes.
      (3)   Mobile home, travel trailer, motor home, camper lot: One space for each 1,000 square feet of lot area for outdoor use.
      (4)   Motor vehicle - new and used vehicle lot: One parking space for each 1,000 square feet of floor area for outdoor use.
      (5)   Repair, storage or wholesale facility: One space for each two employees on the maximum shift or one space for each 1,000 square feet of floor area, whichever is greater.
      (6)   Off-street parking and loading regulations: See § 155.47.
