(A) Purpose. The purpose of this district is to provide a high density mixture of retail and business services for the benefit of persons working or residing in the area. There will be only one contiguous CBD Central Business District.
(B) Use regulations. The following uses are permitted in this district:
(1) Any use permitted in the “GR” General Retail District, including single- and two-family dwellings;
(2) Commercial indoor amusement such as a billiard hall;
(3) Wholesale businesses, storage buildings and warehouses;
(4) Any other use or service which is similar to the uses herein listed and those specified in § 155.45.
(C) Development regulations.
(1) Lot requirements: None.
(2) Yard requirements:
(a) Front yard: No front yard is required except that a structure larger than one story must be set back from the property line two feet for each story, plus one foot for every ten feet of building width.
(b) Side yard: No side yard is required except that when a structure adjoins a residential district two feet for each story, plus one foot for each ten feet of building width shall be maintained.
(c) Rear yard: None required where an alley exists on the rear of the lot, tract or plot; otherwise, a minimum rear yard of ten feet shall be provided. Where rail lines exist at the rear of lots or tracts occupied by industrial or commercial buildings, the buildings may be located for direct service by rail transportation.
(3) Height requirements:
Maximum building height: 75 feet.
(D) Parking regulations. None. Off-street parking and loading regulations: see § 155.47.
