(A) Purpose. The purpose of this district is to provide for multi-family dwellings of a low to moderate density. Multi-family developments should be designed to ensure compatibility with adjacent uses in the area, including residential dwellings. This district may encompass an entire neighborhood or may serve as a zone of transition between lower density residential and business areas.
(B) Use regulations. The following uses are permitted in this district:
(1) Any use permitted in the “TF” Two-Family Residential District;
(2) Multi-family dwellings;
(3) Business and professional offices;
(4) Churches and other places of public worship;
(5) Day nursery or kindergarten school;
(6) Hospital (chronic care);
(7) Institutions of a religious and philanthropic nature;
(8) Library (public);
(9) Nursing home;
(10) Private school (primary or secondary);
(11) Public or parochial school (primary or secondary).
(C) Development regulations.
(1) Lot requirements. (Minimum figures)
(a) Lot area: At least 10,000 square feet;
(b) Lot width: 75 feet;
(c) Lot depth: 100 feet.
(2) Yard requirements. (Minimum figures)
(a) Front yard: 25 feet;
(b) Side yard:
1. Interior lot: 10 feet;
2. Exterior lot: 10 feet;
(c) Rear yard: 15 feet.
(3) Height Requirements.
Maximum building height: 35 feet.
(4) Spatial controls.
(a) Minimum floor area:
1. Efficiency apartment: 450 square feet;
2. One bedroom apartment: 600 square feet;
3. Two bedroom apartment: 750 square feet;
4. Three or more bedrooms: 800 square feet;
(b) Maximum lot coverage: 65% by all buildings.
(D) Parking regulations. The parking requirements for this district are as follows:
(1) Business and professional offices other than medical or dental: One space for each 400 square feet of floor area.
(2) Churches and other places of worship: One space for each four seats in the main auditorium.
(3) Hospital: One space for each two beds, plus one space for each employee on the largest shift.
(4) Institutions of a religious and philanthropic nature: Ten spaces, plus one space for each employee.
(5) Library: Ten spaces, plus one space for each 300 square feet of floor area.
(6) Medical or dental clinic: One space for each 200 square feet of floor area.
(7) Multi-family dwelling: Two spaces for each dwelling unit.
(8) Nursing home: One space for each two beds.
(9) School, private or public: One space for each classroom, plus one space for each four seats in any auditorium, gymnasium or other place of assembly.
