§ 155.21 SF-1 - SINGLE-FAMILY RESIDENTIAL DISTRICT.
   (A)   Purpose. The purpose of this district is to establish areas for larger than average size homes at a lower than average population density. This district is intended to provide a high degree of privacy and seclusion for its residents.
   (B)   Use regulations. The following uses are permitted in this district:
      (1)   Single-family detached dwelling;
      (2)   Community center (public);
      (3)   Park or playground (public);
      (4)   Public golf course;
      (5)   Public stadium;
      (6)   Other uses as designated in § 155.45.
   (C)   Development regulations.
      (1)   Lot requirements. (Minimum figures)
         (a)   Lot area: At least 10,000 square feet;
         (b)   Lot width: 70 feet;
         (c)   Lot depth: 100 feet.
      (2)   Yard requirements. (Minimum figures)
         (a)   Front yard: 25 feet;
         (b)   Side yard:
            1.   Interior lot: 7 feet;
            2.   Exterior lot: 10 feet;
         (c)   Rear yard: 25 feet.
      (3)   Height requirements.
         Maximum building height: 35 feet.
      (4)   Spatial controls.
         Minimum floor space per dwelling unit: 1,200 square feet.
   (D)   Parking regulations. 
      (1)   Each dwelling will provide off-street parking for two automobiles or other vehicles not to exceed 3/4 ton in capacity.
