In the case of any proposed subdivision that involves minimal or no street construction or dedication of street rights-of-way, the following procedures may be followed to obtain review and approval of the plan. At the discretion of the Director of the Department of Engineering and Development Services, or his or her designee, this exception may not apply when there are extenuating circumstances warranting review of the proposed subdivision by the Planning Commission. In such case, the procedure specified in
§ 155.020 shall apply.
(A) The Subdivider shall submit one paper copy of a Preliminary Plat, along with the other reports, documents, plans, and fees, as stated in §§ 155.023 and 155.025 of this chapter, t
o the Director of the Department of Engineering and Development Services, or his or her designee, who within 15 business days thereafter shall notify the Subdivider of any additions or modifications to the plat that may be necessary to comply with the standards of this chapter.
(B)
Following notification from the Director of the Department of Engineering and Development Services, or his or her designee, the Subdivider shall then proceed with site development, marking of lots, easements and buffers, and preparation of a Final Plat.
(C) Upon completion of site development, a Final Plat shall be submitted.
