1315.04 LOT REQUIREMENTS.
   (a)   Residential Lots. Residential lots shall be subdivided in accordance with the terms of the Moundsville Zoning Ordinance, if such Ordinance is affected. If no Zoning Ordinance is in effect, the following requirements shall be adhered to:
      (1)   Residential lots served by municipal sanitary sewers shall not be less than eighty feet wide at the building line nor less than 10,000 square feet in area per family. In a Planned Unit Development, there is no minimum lot width and the total minimum lot area may be reduced to 7,500 square feet to allow for common land.
      (2)   Residential lots, where not served by municipal sanitary sewers, shall not be less than 100 feet wide at the building line nor less than 20,000 square feet in area per family.
   (b)   Land for Other Than Residential Purposes. Subdivision of land other than for residential purposes shall be subdivided in accordance with the terms of the Zoning Ordinance and shall be subject to review by the Planning Commission and City Engineer insofar as size, depth, width of lots and parking are concerned.
 
   (c)   Corner Lots. Corner lots shall have a street side yard equal to or greater than twenty percent (20%) of the above required lot widths to permit appropriate building setback and to meet required side yard regulations in accordance with the terms of the Zoning Ordinance.
 
   (d)   Lots Fronting a Cul-De-Sac. The frontage widths of lots fronting a cul-de-sac shall be determined as the width at the building line. The side yard setback requirements shall be calculated from the mid-point of the structure along the average length of both sides of the structure.
 
   (e)   Lot Lines. All lot lines shall be set perpendicular or radial to the centerline of the street whenever possible. All nonradial lines shall be denoted as such on plat.
 
   (f)   Lots Abutting Local Streets. Lots abutting local streets shall front upon the streets which parallel the long dimension of the block, if possible.
 
   (g)   Lots To Abut On Dedicated Streets. All lots shall abut by their full frontage on a publicly dedicated street or on a street that has received the legal status as such. Lots abutting on private streets, alleys or easements shall not be approved.
 
   (h)   Double Frontage Lots. Double frontage lots are prohibited under the terms of these Land Subdivision Regulations.
 
   (i)   Usable Lot Length. The depth-to-width ratio of usable lot length shall be at a maximum of two and one-half to one. (4-24-72)
