(A) The following regulations regarding lot sizes, yards, setbacks, building heights, and densities apply within the zoning districts as indicated, including the regulations contained in § 153.201 below.
(B) No principle building(s) shall be erected, nor shall an existing principle building(s) be altered, enlarged or rebuilt, nor shall any open spaces surrounding any building(s) be encroached upon or reduced in any manner, except in conformity with the regulations hereby established for the district in which the principle building(s) is located.
(C) No portion of a lot used in complying with the provisions of this chapter for yards, courts, lot area occupancy, in connection with an existing or projected principle building(s) or structure, shall again be used to qualify or justify any other principle building(s) or structure existing or intended to exist at the same time.

In Zoning Districts O-S, C-1 and C-2, no building shall be located closer than 50 feet to the outer perimeter (property line) of such district when the property line abuts any residential district. In Zoning Districts I-1 and I-2, no building shall be located closer than 100 feet to the outer perimeter (property line) of such district when the property line abuts any residential district.
