(A)   Beginning at a point which is south 42 degrees 16’ 21” east 3,572.47 feet from the northwest corner of Section 34, said point being on the west right-of-way line of State Highway 30 North and marked by a 1/2-inch steel rod, 285.00 feet west of the northeast corner of the southwest quarter of Section 34, thence south 0 degrees 43’ 38” west, 726.83 feet along the west right-of-way line to a 1/2-inch steel rod, thence south 89 degrees 58’ 38” west 1,234.41 feet along the north line of the North Park Estates Subdivision Addition No. 1, as recorded in the official records of Bear Lake County, Idaho, thence north 0 degrees 13’ 06” west 726.65 feet to a 1/2-inch steel rod set in a fence corner, thence north 89 degrees 56’ 18” east 1,246.40 feet to the point of beginning.
(B)   Excepting therefrom the following described parcel of land: Beginning at a point which is south 42 degrees 16’ 21” east 3,572.47 feet and south 0 degrees, 43’ 38” west 627.83 feet from the northwest corner of Section 34, thence south 89 degrees 56’ 38” west 390 feet, thence south 0 degrees 43’ 38” west 99 feet, thence north 89 degrees 58’ 38” east 390 feet, thence north 0 degrees 43’ 38” east 90 feet to the point of beginning.
(C)   Together with a perpetual easement along the entire front of property excepted above, said easement being 60 feet in width along the entire front being 99 feet in length parallel to U.S. Highway 30 North.
(D)   Together with an easement over the front of the grantor’s property, which is parallel to U.S. Highway 30 North and adjacent to the south boundary of the above-described property, said easement shall be 60 feet wide along the entire front of said property. Said easement is granted in perpetuity and is intended to be a covenant running with the above-described property. Said easement shall be used for ingress and egress to said real property for pedestrian or motor vehicle traffic by the grantee, its successors and assigns and all agents, employees, customers and invitees of the grantee, its successors and assigns.
