§ 152.085 “B-1” COMMUNITY BUSINESS.
   (A)   The “B-1” Community Business District primarily encompasses the long-established commercial areas of the village where a wide range of goods and services is offered to the general public at retail or wholesale.
   (B)   Lot and building requirements.
      (1)   Minimum lot area: None.
      (2)   Minimum lot width: 50 feet.
      (3)   Minimum lot depth: None.
      (4)   Minimum setbacks: Generally, none required, except as necessary to comply with applicable off-street parking and loading requirements. However, any lot that abuts any residential district shall meet the front setback and side setback (on the side abutting the residential use) requirements of such residential district. (See § 152.039(B))
      (5)   Maximum building height: 45 feet.
   (C)   Permitted uses. The following shall be permitted uses:
      (1)   Churches and related facilities.
      (2)   Clubs and lodges.
      (3)   Commercial establishments, wholesale and retail.
      (4)   Government uses of the village.
      (5)   Medical/dental clinics.
      (6)   Offices.
      (7)   Service establishments.
      (8)   Accessory uses in accordance with § 152.043(A).
   (D)   Special uses. The following shall be special uses:
      (1)   Government uses other than those of the village.
      (2)   Utility substations.
      (3)   Any use permitted in the “R-4” District.
