The provisions set forth in this chapter are designed to ensure that development within the planning jurisdiction of the Town of Mills River will be orderly, attractive and economically sound.
(A) An adequate highway system will be facilitated by regulating
setbacks from existing and proposed roads.
(B) Adequate light and air will be ensured by regulating the width and depth of
.
(C) Healthful sanitary conditions will be maintained by regulating lot sizes in accordance with soil characteristics in the town.
(D) Certain specialized developments, such as
and
, may be permitted under specific conditions. These developments must be constructed in full accordance with an approved site plan and general development criteria which are intended to give latitude and flexibility in design and, at the same time, ensure the protection of surrounding
.
(E) By regulating the uses permitted in an established zoning district, areas can be developed to their full potential without fear of nearby incompatible development within zoned areas.
(F) The
impact from certain uses will be mitigated through the use of minimum specific site standards combined with general standards which provide the flexibility to impose a higher level of specific site standards, dependent upon the degree of
impact.
