§ 154.300 AREA/CONSTRUCTION REGULATIONS.
   (A)   (1)   Minimum lot area, maximum building height, maximum lot coverage, and minimum yard requirements in the “RR-I” Railroad Redevelopment Industrial District shall be regulated in accordance with the following tables.

      (a)   Any two or more lots or combinations of lots and portions of lots with continuous frontage in single ownership on December 31, 2019, which do not meet the requirements established for lot width and/or area shall be considered to be an undivided, buildable lot in the “RR-I” District, and no portion of said parcel shall be used or sold in a manner which diminishes compliance with lot width and area requirements established by this chapter, nor shall any division of any parcel be made which creates a lot with width or area below the requirements in this chapter.
      (b)   Any lot created after December 31, 2019, shall comply with the minimum lot area and width established herein except in where a lot which complies with the minimum lot area described above is subdivided as a “condominium” to establish individuals lots, units, suites, and the like, and common facilities in accordance with SDCL 43-15A. Any structure subdivided in accordance with SDCL 43-15A shall be placed upon a lot which would otherwise meet the minimum lot area and width.

      (2)   (a)   Loading docks facing State Highway 15 may only be allowed if it can be demonstrated that no vehicle maneuvering area for loading and unloading will be located within highway right-of-way.
         (b)   Required yard for loading docks may be decreased, provided appropriate easement from neighboring property is recorded guaranteeing access for loading or other purposes, or some other form of written approval as deemed appropriate by the Administrative Official.
