The following uses may be permitted by conditional use permit in the “R3” Multiple-Family Residential District by the Board of Adjustment, subject to such requirements as the Board seems necessary to protect adjacent property, prevent objectionable or offensive conditions and promote the health, safety, and general welfare.
(A) Type I manufactured homes;
(B) Type II manufactured homes;
(C) Multiple-family dwellings exceeding eight units;
(D) Manufactured home park developments;
(E) Clinics, offices, and financial institutions;
(F) Bed and breakfast establishments;
(G) Licensed residential treatment or group homes;
(H) Single-family zero lot line developments with eight or more contiguous lots by original plan;
(I) Home occupations;
(J) Hospitals, convalescent and nursing homes, supervised care facilities, and congregate housing;
(K) Day care homes caring for children, provided that such facilities shall provide not less than 25 square feet of floor area, not including halls or bathrooms and outdoor recreation space, for each child. In addition, such facilities shall supply at least one off-street parking space per six children cared for at the day care home unless the Board of Adjustment approves some other suitable plan for the loading and unloading of children so as not to obstruct public streets or create other traffic or safety hazards;
(L) Religious institutions, churches, and/or cemeteries or memorial gardens;
(M) Public or private schools;
(N) Public buildings or facilities erected or established and operated by any governmental agency,
except those customarily considered industrial in use;
(O) Water supply buildings, reservoirs, wells, elevated tanks, and similar essential public utility and
service structures;
(P) Golf clubhouses, community centers, country clubs, public swimming pools;
(Q) Off-site parking lots as an accessory use to conditional uses listed in this section;
(R) Commercial and private storage buildings used exclusively for storage and not for performance of any other services, provided siding consists of that customarily used for site-built single-family dwellings;
(S) Master planned institutional use (see § 154.410); and
(T) Accessory structures without an approved primary use.
