12-4-3: LOTS:
   A.   All lots in a subdivision shall conform to the minimum lot area and dimensions requirements of the zoning district in which said subdivision is located. Land that is under water or proposed for street improvements shall not be counted to satisfy these minimum requirements. Every corner and through lot shall be large enough to permit compliance with the district's front setback requirements on every side of the lot that faces a street. All lot remnants shall be added to adjacent lots to avoid the creation of unbuildable parcels.
   B.   Land shall be subdivided in such a way that each lot abuts a street meeting the requirements of section 12-4-5 of this chapter. All side lot lines shall be at right angles to straight street right of way lines or radial to curved street right of way lines except where a deviation from this rule will provide a better street and lot design.
