1153.04 AREA REGULATIONS.
   (a)   Minimum lot area for one and two-family dwellings shall be as allotted prior to the passage of this Zoning Ordinance or 10,000 square feet.
   (b)   Minimum lot area for an apartment house or group housing development shall be as follows:
      (1)   For three or four family dwelling units: 4,500 square feet for each dwelling unit.
      (2)   For five or more dwelling units: 4,000 square feet for each dwelling unit.
   (c)   Minimum front yard depth shall be thirty-five feet.
   (d)   The minimum lot width at the front street right-of-way shall be thirty-five (35) feet.
   (e)   Minimum rear yard depth shall be twenty (20) feet.
   (f)   Minimum side yard width of each side yard shall be as follows:
      (1)   For one and two-family dwellings: ten (10) feet.
      (2)   For three or more dwelling unit structures: fifteen (15) feet.
   (g)   Minimum living floor area per dwelling unit shall be as follows:
      (1)   Basements, breezeways, garages, outside access storage areas or porches shall not be included as floor area.
      (2)   A one-story dwelling with a full basement or a split level dwelling with a basement of not less than four hundred (400) square feet in area shall have not less than one thousand (1,000) square feet of floor area.
      (3)   A one-story dwelling without a basement, or a split level dwelling without a basement shall have not less than one thousand two hundred (1,200) square feet of floor area.
      (4)   A one and one-half story dwelling unit shall have eight hundred (800) square feet of floor area on the first floor.
      (5)   A two-story or multi-level dwelling shall have a total floor area of not less than one thousand two hundred (1,200) square feet, and a minimum of eight hundred (800) square feet of floor area on the first floor.
      (6)   For three or more dwelling unit structures, the floor area shall depend upon the number of bedrooms in the dwelling unit.
         A.   A one bedroom dwelling unit shall have a minimum of four hundred (400) square feet.
         B.   A two bedroom dwelling unit shall have a minimum of five hundred (500) square feet.
         C.   A three bedroom dwelling unit shall have a minimum of seven hundred (700) square feet.
      (7)   Off-street parking for one and two-family dwellings shall be as regulated by Chapter 1173 . For apartment houses, a minimum of one and one third spaces shall be provided per dwelling unit. A fraction of a space shall be developed as a full space. Access drives are not a part of the parking space area.
